More homes are coming to market in San Jose, and buyers can feel it
The one fact that changes things right now: more homes are hitting the market. Redfin counted a 17.9% year-over-year rise in new San Jose listings for the four weeks ending October 25, 2026. That is the headline. For sellers, it means your home is no longer the only option on the block.
The Real Estate Data Aggregator counted 1,493 new listings and 816 homes for sale across San Jose for the three months ending August 31, 2026. That is a lot of supply hitting at once. Buyers now have real choices. That changes the conversation.
Prices dipped a little, and that is worth knowing
Redfin reported that San Jose home-sale prices fell 4.9% year over year for the four weeks ending October 25, 2026. That is a real dip, not a rounding error. At the same time, Realtor.com put the San Jose metro median home price at $1,388,472 in September 2026. Prices have softened in several ZIP codes, but the market is still moving.
Realtor.com also tracked a 4.6 percentage point year-over-year rise in San Jose metro price cuts in September 2026. More sellers are adjusting. That is not panic. It is a market finding its level.
ZIP codes are telling very different stories
Some areas are moving fast. Some are sitting longer. The gap is wide.
ZIP 95119 had a median of just 9 days on market, 7 days shorter than a year before, according to the Real Estate Data Aggregator. ZIP 95113 sat at 59 days. One city, two very different experiences.
Where new listings grew the most
Some neighborhoods saw supply climb sharply. The Real Estate Data Aggregator tracked these new-listing increases for the three months ending August 31, 2026.
ZIP 95126 saw new listings jump 56.6% year over year. ZIP 95110 was up 48.6%. More supply can mean more room to negotiate, but it also means a well-priced home still stands out.
Homes are still selling above list in many spots
More inventory does not mean buyers have all the power. The Real Estate Data Aggregator found that in ZIP 95129, 71.7% of homes sold above list price in the three months ending August 31, 2026. In ZIP 95119, 58.3% did. Pricing still matters a lot.
The broader picture
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Month over month, they rose 0.3% in August, seasonally adjusted. San Jose's dip is running against that national trend, which tells you something about local supply.
Realtor.com reported mortgage rates topped 7% for the first time since January 2025. That is a real headwind for buyers. It shapes how many people can move, and how aggressively they can bid.
A few ZIP codes worth a closer look
| 95129 (West SJ) | 95125 (Willow Glen) | 95136 (South SJ) | |
|---|---|---|---|
| Median sale price | $2,414,000 | $1,950,000 | $1,205,000 |
| Days on market | 13 | 22 | 29 |
| Sold above list | 71.7% | 41.5% | 37.2% |
| New listings change | +33.3% | +7.4% | +7.4% |
ZIP 95136 saw its median price fall 19.2% year over year, the Real Estate Data Aggregator found. ZIP 95125 rose 6.7%. Same city, same period, very different outcomes. That is why a city-wide number only tells part of the story.
