More homes came up for sale, but Primary market still moved fast
Here is the number that changes everything for sellers right now. The Real Estate Data Aggregator counted 36 homes for sale in ZIP 94306 during the three months ending August 31, 2026. That is up 89.5% from the same months in 2025. More competition from other listings is real. But the median days on market was still just 14. Well-priced homes are not sitting.
That jump in supply is not just a local thing. Nationally, Realtor.com reported active inventory was up 8.0% year over year. Primary market's 89.5% gain, counted by the Real Estate Data Aggregator, is far steeper than that national figure. Buyers here have more to look at than they did a year ago.
Speed: still the story
The Real Estate Data Aggregator put the median days on market in ZIP 94306 at 14 days for the three months ending August 31, 2026. That is 3 days longer than the same period in 2025, a small shift. Compare that with Realtor.com's national median of 64 days for the week ending October 24, 2026. Primary market is moving at a different pace entirely.
Prices held up, with a little give on overbids
The Real Estate Data Aggregator put the median sale price in ZIP 94306 at $3,265,000 for the three months ending August 31, 2026. That is up 3.2% from the same months in 2025. Prices did not dip. But the average sale-to-list ratio came in at 104.8%, down 3.9 points from a year before. Buyers are still paying over asking, just not as far over.
The Real Estate Data Aggregator also counted 53 homes sold in ZIP 94306 during the period, down 8.6% from a year before. Pending sales came in at 49, down 12.5%. Not every home found a buyer. But 56.6% of the homes that did sell went above list price. That is still more than half.
Rates are adding weight nationally
Freddie Mac put the average 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year averaged 6.60% the same week. Realtor.com noted that rates climbed above 7% for the first time since January 2025. That backdrop shapes how buyers think about what they can spend, here and everywhere.
The National Association of Realtors reported existing-home sales across the U.S. reached 3.99 million units in September 2026. National inventory rose to 1.60 million homes. U.S. existing-home prices were up 1.3% in September 2026. Primary market's 3.2% price gain, counted by the Real Estate Data Aggregator, ran ahead of that national pace.
What this means if you own here
More listings means buyers have choices they did not have a year ago. The Real Estate Data Aggregator counted 65 new listings in ZIP 94306 during the three months ending August 31, 2026, up 8.3% from 2025. The share of homes that went under contract within two weeks dropped 17.1 points to 49%. Not every home is moving in days anymore. Price and condition still matter a lot.
- Inventory in ZIP 94306 nearly doubled year over year, per the Real Estate Data Aggregator, and the three months ending August 31, 2026 showed a little more give on overbids.
- But 14 median days on market and a 104.8% sale-to-list ratio say this is still a fast, competitive place to sell.
- One street can read very differently from the whole ZIP code.
