Everyone Assumes This Market Still Moves Fast

I pulled the completed numbers for the twelve weeks ending August 30, 2026, and that assumption doesn't hold up anymore.

Here's what the data actually says. Across the territory, the median days on market rose to 40 days. A year earlier, over the same twelve-week window, it was 29 days. That's not a small shift. It's the clearest, most reliable move in the entire dataset.
And it isn't just a territory-wide number smoothing things over. Look at Los Gatos, and the story gets more specific.
In one part of Los Gatos, the median days to pending sits at 23 days.
In another part of Los Gatos, that same measure runs 67.5 days. Same city. Same buy box. Wildly different pace. That's the kind of detail a territory-wide number can hide.
There's a second thread worth sitting with, and it also lives in Los Gatos. In one part of Los Gatos, the median sale price rose 26.67% year over year.
In that same part of Los Gatos, the average sale-to-list ratio fell 1.8 percentage points. Homes there are selling for meaningfully more, and sellers are giving up a little more ground at the negotiating table to get there. Both things are true at once.
Meanwhile, the territory did close 501 homes in this window, against 531 a year earlier. Fewer transactions, and each one taking longer to arrive.
What does this actually look like on a Saturday? If you're a buyer, you likely have more room to think than the "everything moves overnight" story suggests. Showings don't turn into same-day offers as often as they used to. If you're a seller, pricing for a 40-day expectation instead of a 29-day one changes how you plan the weeks after listing.
What I'll be watching next: whether that gap inside Los Gatos itself, one pocket at 23 days and another north of 67, narrows or widens. If it widens, "the Los Gatos market" stops being one story and starts being two. That's worth knowing before you price a listing or write an offer there.
