Air Conditioning Just Split This Market In Two

Two homes. Same market, same window. One has air conditioning. One doesn't.
You'd think the AC unit is the upgrade, the thing that costs more. It's the opposite.

Across the territory, MLS sold data for the twelve weeks ending August 30, 2026 shows homes with air conditioning sold for a median of $1,461,000. Homes without it sold for a median of $1,920,000.
That's not a typo. I checked it twice myself.
Let's put the two side by side, because the gap deserves more than a headline.
Option A: the home with air conditioning. Median sold price, $1,461,000. Option B: the home without it. Median sold price, $1,920,000. Across the whole territory, the median sold price for the period landed at $1,799,500, sitting right between the two.
Here's the thing about that. This isn't AC making a home worth less. It's what tends to come WITH the AC and without it. Older, larger, more established homes in this territory often skip central air because they were built in an era that didn't need it, or they carry other things buyers pay up for. Newer or smaller homes get the AC as standard, and price differently. The unit itself isn't the story. What it's standing in for is.
While we're side by side, worth knowing the market moved too. Median days on market across the territory came in at 36 days this window, versus 26 days the same window a year earlier. Homes are taking longer to find a buyer than they were last year.
So which side should you care about? Depends entirely on who you are.
If you're shopping and a home without air conditioning catches your eye, don't cross it off the list on that detail alone. This data says that home is more likely, not less, to be priced at the top of the market. The AC question tells you almost nothing about value on its own.
If you're selling a home that happens to have air conditioning, don't assume it's your headline feature. It's a comfort item, not a price driver, in this data. Let the size, the age, and the finish carry your listing description instead.
And if you're weighing whether to add central air before you list, this window doesn't answer that question. It only tells us what already sold, not what a system you install today would return.
One more side-by-side worth a beat before I go. Median days to pending in Mountain View ran 57 days. In Sunnyvale it ran 17 days. One number, same buy box, two completely different paces. That's the kind of thing a territory-wide stat hides and a place-by-place look reveals.
What I'm watching next window: whether that AC gap holds, narrows, or was just this period's mix talking. A single window can surprise you. Two in a row starts to mean something.
